OPPORTUNITY AT A GLANCE

This is a critical opportunity that supports the management of the real estate assets of the company from acquisition through disposition. Execute strategies to improve operations, as well as monitor the performance of the assets. Ensure that the portfolio is operated in a best-of-class condition and assist in the management of client relationships.

Portfolio Analysis

  • Analyze financial statements at both the property and parent company level and perform fundamental credit analysis
  • Recognize, identify, and communicate potential asset risks.
  • Analyze property efficiencies, identify opportunities and implement plans for improved performance on an asset-by-asset basis.
  • Develop and distribute periodic reports on the performance of assets to management and executive officers.

Asset Maintenance

  • Assist in managing tenant relationships and visit assets as needed. Review tenant improvements, and ensure that properties are being maintained in first-class condition.
  • Manage property inspection processes and provide site observation reports for the physical condition of assets. Coordinate repairs as necessary.
  • Execute asset plan for each asset with a conclusion to hold, sell, watch or redevelop. Also, provide support for disposition processes

Investment Analysis

  • Provide pre-acquisition input and assistance in the due diligence process, including review of financial and operational assumptions and contract provisions
  • Identify capital opportunities within the existing recreation portfolio, including additional development, redevelopment, or renovation; make a recommendation based upon a cohesive thesis.
  • If a transaction is recommended, work with the Director of Asset Management to develop a presentation to the investment committee summarizing the investment opportunity and the underwriting procedures performed.

Development Oversight and Issue Resolution

  • Retain and work closely with development agents and construction managers to provide direction and funding oversight of new construction projects and/or major tenant developments
  • Own the resolution of operator, tenant, or borrower issues; which may include construction issues, restructuring deals, and/or work-out agreements

Other Key Responsibilities

  • Project Management and Cross-Functional Collaboration
  • Directly support the objectives and needs of the acquisitions team
  • Partner with transactions and lease administration teams to manage the coordination of post-acquisition activities and integration of new assets into the portfolio
  • Work closely with the lease operations and legal teams to manage existing assets within the portfolio

Knowledge, Education, and Skills needed to be successful:

  • Bachelor’s Degree (or equivalent) required. An emphasis on Finance, Economics, or Real Estate and an MBA is preferred
  • 2-5 years of experience working in real estate, recreation, or retail industry with 6+ years of overall experience preferred.
  • Experience in retail asset management, property management, or leasing preferred.
  • Familiar with a variety of real estate concepts, practices, and procedures.
  • Desired skillset: analytical, organizational, ability to prioritize and communicate – effective listening, speaking, and writing skills.
  • Up to 25% of travel
